Features: The real estate industry is a new emerging industry in China, driving the development of dozens of other industries and playing a significant role in the rapid growth of the national economy and the improvement of residents' living conditions. With the rapid advancement of industrialization and urbanization in China, the real estate industry is also a promising sector with excellent development prospects. Recently, the government has introduced a series of policies to regulate the real estate industry in an effort to curb the rapid rise in property prices. These adjustment policies have been dubbed "new real estate market regulations" by the industry. The fundamental purpose of implementing these "new regulations," as argued in this book, is to align the development of the real estate industry more closely with China's actual conditions and return it to its national context. This book provides a detailed and in-depth analysis of the following key issues: First, mainstream views hold that the current booming domestic real estate market is entirely due to strong demand, with market demand driving overheated investment in the real estate sector and causing rapid price increases. Second, the basic orientation of this "real estate regulation" is to adjust the housing structure in the real estate market, ensuring an increase in the supply of low-end housing through various preferential policies such as land supply, to meet the housing needs of the broad middle- and low-income population. However, how to implement the central government's policy intentions and what consequences will follow? Third, the mainstream view is that "the rapid rise in housing prices is due to land being a non-renewable and scarce resource." How can alternative solutions be found to address the growing scarcity of land resources in the current situation? Finally, the introduction of the "real estate regulation" has, to some extent, increased the risks for small and medium-sized property speculators but has not completely clarified the relationship between banks and developers. To deflate the bubble and reduce risks, it is necessary to clean up the relationship between developers and banks. In the long term, the "real estate regulation" has the following positive effects on the healthy and sustainable development of China's real estate market. At the same time, to minimize the potential negative impacts of the "real estate regulation" in the short term, corresponding measures must also be taken to resolve these issues.
