Features: The research methodology of this project primarily references domestic and international property law practices and research findings. From the perspective of civil property law theory, it analyzes the types, connotations, and legal issues of land property rights. Drawing on relevant theories from new institutional economics, such as property rights theory, transaction cost theory, and principal-agent theory, it emphasizes that clear property rights can reduce transaction costs and improve resource allocation efficiency, with transaction costs serving as a measure of institutional efficiency. It also explains that the core of principal-agent theory lies in establishing and improving incentive and constraint mechanisms. Using a comparative approach, it analyzes the land property rights systems and operations of relevant countries and regions. Finally, starting from the loopholes and urgent issues in China's current land property rights system, it constructs a comprehensive land property rights framework to create a favorable environment for deepening corporate and land use system reforms.
