Features: With the development of the market economy since the 1990s, the background of urban residential development has undergone fundamental changes. Especially after 1998, with the implementation of the land compensation system and the monetized housing allocation policy, the degree of regulation by market mechanisms in the entire process of urban living space—from location selection, planning, construction to resident purchase and occupancy—has gradually increased. However, China lacks a mature theoretical system and successful practical experience in the design of residential space under market mechanisms. This book addresses this situation by focusing on the development background, current status, and emerging issues of urban residential space in China's large cities during the transition period under market mechanisms. It draws on foreign theories and practices, as well as lessons learned, to discuss and propose countermeasures for the construction of urban residential space under market mechanisms, which lacks systematic theory.
With the accelerating pace of industrialization and urbanization, urban populations have surged (including the issue of population aging), land shortages, traffic congestion, severe pollution, and environmental degradation have become increasingly acute. As urban residential space, which constitutes a significant portion of the urban environment, continues to demand more of the limited land resources, the study of residential building heights will hold great theoretical and practical significance in exploring the relationships and patterns between urban populations and land, residential models and environmental forms.
The changes in residential building heights reflect, to some extent, the interrelationships among socioeconomic factors, residential concepts, land resources, population, and ecological environments. This book takes residential building heights as a starting point to explore the sustainability of urban residential development under the current national conditions and future development. By analyzing and discussing the historical development and current status of residential building heights in Chinese cities, it further elaborates on the constraints on the changes in residential building heights, aiming to seek sustainable development strategies and countermeasures for China's urban residential sector in the context of the new century.
