Features: This book focuses on the factors influencing the default risk of personal home mortgage loans, aiming to identify the main factors affecting the default risk of personal home mortgage loans in China at the current stage. It further classifies borrowers to lay a theoretical and technical foundation for banks to effectively manage default risk from the outset of loan issuance. Based on summarizing the empirical research findings of domestic and international scholars and the risk management practices of foreign financial institutions, the book draws some enlightening and guiding conclusions, providing theoretical guidance for the variable selection and quantitative methods of the empirical research in this book. Building on normative analysis, the author conducted two-stage interviews with 15 real estate credit managers and officers from six commercial banks. Additionally, a large-scale survey was conducted in 13 branches of a state-owned commercial bank in Hangzhou, where 5,855 samples of normal loans and 4,865 samples of defaulted loans were selected. Due to the severe issues of missing or incorrect data entries in the samples, after strict screening, 1,025 valid normal loan samples and 836 defaulted loan samples were obtained, with a total sample size of 1,861.
