Features: Currently, there are many versions of "Real Estate Economics." From the perspective of content, they can be roughly divided into two categories: One treats Real Estate Economics as an introductory course for the Real Estate Management and Operation major, covering not only the basic knowledge and theories of Real Estate Economics but also topics such as real estate development, operation, investment, finance, property management, and real estate management, similar to an introductory course on Real Estate Management and Operation. Most textbooks on Real Estate Economics follow this pattern. The other treats Real Estate Economics as a foundational course for the Real Estate Management and Operation major, focusing mainly on the attributes of real estate, economic laws of real estate, and basic theories of real estate. However, textbooks of this type are relatively rare. The authors of this book believe that Real Estate Economics is a science that studies the economic operation laws and development laws of the real estate industry based on the attributes of real estate. As a branch of economics, Real Estate Economics should use fundamental economic theories to study the laws of the real estate market and the development laws of the real estate industry. Microeconomic theory is the fundamental theory for the operation and transactions of the real estate market, while macroeconomic theory serves as the foundation for coordinating the relationship between the real estate industry and the national economy, as well as for formulating macro-control policies and measures for the real estate market. Since the attributes of real estate determine the attributes of the real estate industry, Real Estate Economics differs from other industrial economics in many aspects, such as rent theory, location theory, and the regional nature of real estate. This book starts with the attributes of real estate, explaining its natural, economic, and social attributes. It emphasizes the economic attributes of real estate characterized by value and price, as well as the social attributes of real estate defined by ownership and property rights. The book also provides detailed coverage of the real estate market, its operational laws, management systems, and control policies, as well as the relationship between the real estate industry and other industries, and the development laws of the real estate industry.
