I am a landlord in Australia

Features: The property management company has high efficiency. After fixing the plumbing, they still need to call a mason to repair the walls. This back-and-forth went on for about a week until everything returned to normal. The manager of this property management company is quite familiar with me. According to the annual landlord meeting, the second year's property management company must be elected. I always vote for his company. The annual landlord meeting is called by the chair of the landlord committee. First, the next chair is elected, followed by the next property management company. It can be the same company or any new company, as long as it gets a majority vote. At the meeting, the property management company presents the work report and financial surplus/deficit of the previous year, and then proposes the management fee standard for the next year (it's slightly increased every year) for the landlords to discuss and review. Generally, if the company has no major mistakes, it can continue to serve as the property management company for the next year. Although some landlords may be dissatisfied with the current property management company and propose electing a new one, they ultimately lack the majority and cannot win. Most landlords are content with the status quo, holding the attitude of "better safe than sorry," as long as the property management company doesn't engage in major embezzlement or reckless spending. They don't demand perfection and are satisfied with peace and stability. With the attitude of "no one is perfect," they don't nitpick minor mistakes by the property management company. After all, who can guarantee that a new company will do better? It might even be worse! Property management companies in Australia are highly efficient. For example, this company has only three people in total—manager, supervisor, and employee. The father is the manager, the son is the supervisor, and the daughter-in-law is the employee. A 30-square-meter office, one computer, one copier, three desks, two filing cabinets, one phone, plus one mobile phone for each person—this is the property management company in my eyes. With just three people managing dozens of properties, they also handle the business of renting and leasing properties, as well as buying and selling real estate. Although they are very busy, they are well-organized and work efficiently without chaos. They have all received formal training and can be considered professional property management personnel and real estate transaction agents. Of course, they have a network of contacts. If there is property damage, they have their own familiar electricians, plumbers, carpenters, masons, air conditioning technicians, and elevator repair workers.
