Features: To adapt to the development needs of China's real estate brokerage industry and the learning needs of readers, we have decided to revise this book. The revised second edition has the following changes in its system and content:
(1) Adjusted the structural system. Based on the main modes of brokerage activities being agency, brokerage, and commission, and the current main types of real estate brokerage in China being real estate agency and real estate brokerage, the main structural system order of the revised edition is: Real Estate Brokerage, Real Estate Agency, and Real Estate Commission.
(2) Removed some content. According to China's "Urban Real Estate Intermediary Service Management Measures," real estate intermediary services refer to the general term for activities such as real estate consulting, real estate price appraisal, and real estate brokerage. Although real estate consulting is related to real estate brokerage, it is listed alongside it as part of real estate intermediary activities and is not the main content of real estate brokerage. Additionally, due to space limitations, the chapter on real estate consulting from the previous edition has been removed. Furthermore, based on changes in the real estate market after China's entry into the WTO, such as the actual abolition of the distinction between domestic and export-oriented housing, and the adjustment and removal of parts of the original real estate brokerage activities that were not well-regulated, some content has been adjusted and removed.
(3) Added some content. The new content mainly includes: Added a section on "Sources and Clients of Real Estate Brokerage Business" in the chapter on Real Estate Brokerage to address the high volume of second-hand housing transactions in real estate brokerage activities. Added a section on "Second-Hand Housing Transaction Agency" in the chapter on Real Estate Transfer Agency. Added a section on "Land Use Rights Transfer Agency" in the chapter on Real Estate Transfer Agency, as well as separate introductions to land registration agents and house property registration agents in the chapter on Real Estate Title Registration Agency, based on the fact that houses and land are generally managed separately in China and the implementation of the land registration agent professional qualification system. Added a chapter on "Real Estate Brokers and Institutions" in accordance with the requirements of the real estate broker professional qualification system and relevant regulations. Additionally, to help readers better understand and master the content of real estate brokerage business and increase the practicality of the book, a final chapter on "Real Estate Brokerage Case Studies" has been added.
