Features: Real estate finance and investment is a discipline that studies the special laws of capital operation in the real estate industry, and it is a core course for real estate majors. First, from the perspective of real estate transactions, the study focuses on financial support methods. This includes researching how to establish a primary mortgage market to help developers smoothly achieve sales and assist real estate users and investors in obtaining the necessary real estate products. We also explore how to provide diversified mortgage options to real estate users and investors, thereby increasing market effective demand. Meanwhile, from the perspective of primary mortgage institutions, we study how to address the contradiction between limited capital supply and nearly unlimited capital demand by establishing secondary mortgage market institutions, as well as how to raise funds from capital markets and other institutional investments through these institutions. Second, from the perspective of developers, the study examines financial support methods. This includes researching how developers can apply for development loans, how banks can prevent and mitigate loan risks, and how developers can raise funds through methods such as listing, trusts, funds, and other high-leverage financing options. Finally, from the perspectives of developers and investors, the study explores investment issues. This includes how to conduct market research, how to accurately apply various investment analysis indicators, how to perform feasibility studies, and how to quantitatively express investment risks.
