Features: The content of this book is divided into three parts. Part one is about the real property interests recognized by American property law. American property law holds that the owner of real property does not own the land itself but rather the estate in the land. These land estates primarily include fee simple, fee tail, life estate, future interests, tenancy for years, periodic tenancy, tenancy at will, and so on; they also include several forms of co-ownership of real property, as well as easements, covenants running with the land, and equitable servitudes. The second part is about the transfer of real property. Due to the of land and the complexity of land estates, its transfer is governed by rules different from those that govern the transfer of movable property. This primarily involves the rights and obligations of the parties involved in the sale of land estates, the registration system for land estates, and real estate mortgages. The third part is about some other topics in property law, mainly divided into two parts. Part one involves traditional common law principles, such as the rights of the owner of a land estate to space, water sources, and the right of support for neighboring land, issues related to fixtures on real property, and nuisance issues, etc. The other part is about government management of land use. As mentioned earlier, the authors of this book have painted a clear picture of American property law for us. However, what is more important for us is not just understanding these rules but understanding the principles behind them. Specific rules are often not transferable, but the principles behind the rules can serve as inspiration and reference.
