Features: Asset appraisal emerged and developed alongside China's economic system reform, playing a significant role in the process. With the advancement of the market economy, the asset appraisal industry has become an important intermediary service sector in China's social and economic activities. As the entry-level examination for the appraisal industry, the Certified Asset Appraiser Examination serves not only to select outstanding talents but also to reserve human resources for the industry. To ensure the 2005 National Certified Asset Appraiser Unified Examination and better serve candidates, the China Appraisal Association organized experts, professors, and professionals to develop this examination preparation material based on the "2005 National Certified Asset Appraiser Examination Syllabus."
Combining the characteristics of the Certified Asset Appraiser Examination with feedback from previous years' question-setting and grading, this preparation material was compiled. Building on the 2004 edition of the examination preparation material, it incorporates the latest achievements in asset appraisal research and practice, updates policies and regulations, and revises relevant appraisal standards. The content and structure of the original material were appropriately adjusted and improved while maintaining alignment with previous syllabi, examination materials, and relevant regulations. At the same time, it emphasizes practicality and relevance, focusing on core knowledge, recent regulations, and industry trends.
The content of the examination preparation material is designed to systematically and comprehensively reflect the knowledge, skills, and abilities required of a Certified Asset Appraiser. It combines theory with practice, professional education with examination guidance, making the entire set systematic, scientific, and easy to understand. This preparation material not only provides guidance for the examination but also serves as a reference for practicing Certified Asset Appraisers. The full set of examination preparation material is divided into five subjects:
- Asset Appraisal focuses on introducing the theory, procedures, and methods of asset appraisal in China.
- Economic Law emphasizes laws and regulations related to asset appraisal.
- Financial Accounting introduces financial accounting knowledge relevant to asset appraisal.
- Basic Principles of Mechanical and Electrical Equipment Appraisal and Basic Principles of Construction Engineering Appraisal respectively highlight the fundamental knowledge of mechanical and electrical equipment and construction engineering that asset appraisers should possess.
The examination for Certified Asset Appraisers will primarily be based on the "2005 National Certified Asset Appraiser Examination Syllabus" and the content of this preparation material. Candidates should study in conjunction with the syllabus and the material, focusing on understanding and mastering the basic knowledge, theories, and skills while applying them flexibly.
To help candidates grasp the basics of the examination and deepen their understanding of relevant professional knowledge, we have also organized the compilation of reference materials such as the "National Certified Asset Appraiser Examination Comprehensive Practice Set" and the "National Certified Asset Appraiser Examination Relevant Regulations Compilation." These are available for reference during pre-examination training and self-study. We sincerely wish more candidates success in the examination.
