Research and Practice on the Development of Large-Scale Urban Complexes

Author: Long Guixin

Publish Date: 2005-05-01
Features: This book is divided into 7 chapters. It begins by analyzing urban complexes through domestic and international case studies, proposing the concept of urban complexes. It refers to a highly intensive group of neighborhood clusters in urban areas where various urban property functions—such as residential, business offices, transportation, shopping, cultural and recreational activities, socializing, and leisure—are combined, interact, and form a value chain. These complexes include various urban functions such as business offices, residential areas, hotel industries, commercial spaces, recreational facilities, interconnected transportation and parking systems, and some even have exhibition functions like convention centers. The characteristics of urban complexes include high accessibility, high-density compactness, overall unity, functional complexity, balanced land use, spatial continuity, and completeness of internal and external connections.
Chapter 2 primarily discusses the urban and economic background of urban complex development. It analyzes the characteristics of ancient, modern, and contemporary cities, proposing that urban complexes are beginning to emerge. Through the study of urbanization processes, it suggests that urban complexes have great potential and opportunities for development. Global economic integration and per capita GDP growth levels provide opportunities for the development of urban complexes. Additionally, it examines successful domestic and international case studies to explore the formation, development, characteristics of CBDs (Central Business Districts) and urban sub-centers, as well as their connections with urban complexes.
Chapter 3 covers the theoretical foundations related to urban complexes, providing a theoretical basis for the research model of urban complexes proposed later. This includes theories related to urban development, urban spatial structure, and retail-related theories.
Chapter 4 is dedicated to case studies of urban complexes. It includes 11 successful domestic and international urban complex case studies, detailing the basic overview, development process and models, and relevant images of each project.
Chapter 5 primarily discusses the development and operation research of urban complexes. It includes studying the positioning, planning, internal and external transportation organization, traffic capacity, spatial layout, and landscape features of urban complexes, as well as marketing, sales, and management. It also focuses on the leasing of retail businesses.
Chapter 6 presents practical operation cases, providing detailed introductions to three classic urban complex operation cases by Desen Town.
Chapter 7 primarily discusses the future development trends of urban complexes and introduces foreign investment and financing models, offering reference channels for financing the development of urban complexes in China.
