Features: To test his research findings, the author utilized his opportunity to oversee corporate training, often incorporating insights into management or operational aspects of Vanke and Greenland into training sessions for managers or new employees held at the headquarters or subsidiaries. He encouraged participants from different professional backgrounds to engage in specialized discussions on specific issues, fully absorbing the "sparks of ideas" generated during "brainstorming." Sometimes, to address gaps in his and some participants' professional knowledge, he even arranged on-the-spot visits to Vanke and Greenland properties. This allowed learners to evaluate the architectural design, community planning, construction supervision, sales strategies, and property management of Vanke and Greenland from their respective professional perspectives, thereby providing a stronger foundation for the author's research. As a member of the Greenland management team, the author directly or indirectly participated in numerous discussions and formulation of development strategies, business management, human resource management, performance management, corporate culture, customer service, brand integration systems, and solutions during Greenland's transition from a project company to a group corporation. In 2003, he also directly participated in the real estate project management integration project of the Greenland Group, addressing many of his professional "weak spots," which provided a solid reference for his comprehensive research on Vanke and Greenland. These six years were not only a period where the author witnessed firsthand Greenland's rapid growth from a regional company to a cross-regional group corporation but also a critical juncture in its development. This book has the following four key features:
1. Uniqueness in Content: While several books have been written about Vanke, most focus heavily on Wang Shi. There are virtually no books that systematically study the management of real estate enterprises. Many people only see the increasing annual sales of Vanke and Greenland, unaware that "management" is the driving force behind this growth! The author's book aims to use numerous facts and clear, insightful analysis to demonstrate the intrinsic connection between "sales" and "management," as well as the origin of the relationship between "management" and "culture." It can be said that "with this book in hand, Vanke and Greenland are at your fingertips."
2. Originality in Form: The author decided to adopt a "a picture is worth a thousand words" presentation style, pairing each illustration with a brief explanation. This allows readers to enjoy management books as if reading a "comic strip," effortlessly completing the entire book within one or two hours of waiting at airports, train stations, or ports.
3. Logicality in Narrative: The content on the management of Vanke and Greenland covers all aspects. What to write first? What to write next? How to structure it? It is essential to identify the inherent logical connections among these elements and use a "red thread" to weave the scattered "pearls" into a beautifully crafted "necklace." It is not a disorganized collection of "materials."
4. Practicality in Learning: First, among various management tools, the author chose the "benchmarking" method—the easiest to master—as it aligns deeply with the Chinese mindset of "learning from the advanced and identifying gaps." Second, when studying how the two "benchmark companies" operate, the author strives to summarize their practices in the most popular, concise, and accurate language. Third, the author includes an "Epiphany" at the end of each chapter, not only clearly highlighting the strengths of Vanke and Greenland but also pointing out their weaknesses, enabling readers to make both "comparisons" and "discernments."
