Features: Since the 1980s, China's urban land system has undergone a historic transformation. Starting with the compensatory use of land, the reform of urban land use system, aimed at market-oriented allocation of land resources, has flourished, giving rise to the urban land market. However, China's urban land market is still underdeveloped, with structural defects in the market, chaotic transaction order, low intensive land use and market allocation efficiency, and severe loss of revenue from state-owned land resources. It is evident that improving the urban land market system, refining market structure and operational mechanisms, safeguarding the legitimate rights and interests of land owners and users, expanding diversified management methods for land assets, enhancing land use efficiency, and achieving optimal allocation of land resources remain critical challenges before us. Guided by Marxist land economics theory, this book analyzes the formation and structural system of the urban land market. On the premise of upholding state ownership of urban land, it proposes a framework for constructing an urban land market system that aligns with modern property rights systems, meets the requirements of urban economic and social development, maximizes the economic interests of all stakeholders, and fully leverages government functions. Employing a combination of qualitative and quantitative analysis, as well as normative and empirical analysis, the book systematically explores the internal structural relationships of the urban land market and offers forward-looking policy recommendations for improving land market structure and management.
