It also provides a systematic classification analysis of commercial streets and elaborates on the transformation and development strategies for old and new commercial streets. Part 5 introduces the development status of shopping malls worldwide and their definitions, functions, architectural planning, and characteristics of operating space layout. It conducts an in-depth analysis of the essential characteristics, development conditions, and the relationship between shopping malls, commercial centers, and commercial streets. It also systematically classifies the development positioning of shopping malls based on typical characteristics (such as commercial district scope, geographical environment, commodity mix, and architectural functional form). Additionally, it proposes that the commodity mix of shopping malls can be divided into two levels: commodity elements and store elements, and analyzes and elaborates on the types and combination strategies of these elements. Part 6 elaborates on the methods of site environmental analysis, the approaches to commercial district analysis, and the process of operation planning. It introduces the basic process and strategies of commercial property leasing, the characteristics of shop marketing, and common sales methods. It also divides the management of commercial properties into three parts: tenant management, marketing management, and property management, and elaborates on the management content and characteristics of each part.
Finally, this book also includes a practical case study of the first market-oriented complex commercial real estate project operated under the RSMO model by Xuhui International—the Dalian Urban Plaza in Liaoning Province—providing practical evidence to support the theoretical viewpoints presented in the book.
