[Preface] In recent years, China has joined the WTO, and the rapid economic growth as well as the waves of economic globalization and internationalization have brought China unlimited opportunities and challenges. The economic system reform in our country has led to numerous changes in property rights and transactions, giving rise to the asset appraisal industry, which has flourished. Today, the asset appraisal industry has become an important intermediary service sector in the economy. To further regulate the appraisal market order, strengthen the management of appraisal practitioners, and improve the quality and work standards of appraisers, the National Certified Asset Appraiser Examination has been introduced. This exam has become a crucial part of selecting outstanding talents in the industry and ensuring the quality of appraisal work. The National Certified Asset Appraiser Examination is an ability-based test, not a simple proficiency assessment. Preparing for the national examination is a demanding process. To meet the urgent needs of candidates, with a strong sense of responsibility toward them, we have organized experts and professors with years of experience in national examination tutoring, question setting, and grading to meticulously compile this "2005 National Certified Asset Appraiser Examination Study Guide." In the process of writing this series, we started from the practical needs of candidates, emphasizing the three-pronged approach of learning the basics, practicing skills, and taking comprehensive exams. This allows candidates to study and practice in a way that aligns with the exam format, ultimately aiming to achieve high scores in the actual test.
