:With the implementation of housing system reform measures, China's real estate market will become more active, and real estate appraisal activities will play an increasingly important role in the market. Whether it's real estate transactions, rentals, mortgage loans, corporate equity restructuring, stock listings, or mergers and acquisitions, as well as real estate partitioning, division, or court arbitration, real estate appraisal is essential. Therefore, it can be said that real estate appraisal is an indispensable service in a market economy. How can one obtain a fair and reasonable price for a property? This is a topic of great concern to both buyers and sellers. For buyers, the goal is to purchase "low price, high quality" real estate, while sellers aim to get the "best possible price." For the market, the transaction price should be fair, reasonable, and objective. As long as the price is fair, reasonable, and objective, both parties will accept it. Real estate is a unique commodity, and its uniqueness is mainly reflected in: (1) Land is limited, and its location is fixed; (2) Real estate information is often incomplete, making it difficult for buyers and sellers to determine the price based on product performance and specifications, as with general goods; (3) Real estate transactions are complex, involving legal issues and specialized knowledge. Therefore, professional appraisal is necessary during real estate transactions to ensure that the transaction price is fair and reasonable. But how can one achieve a fair and reasonable price? This book discusses real estate appraisal theory and practice in detail, from theory to practice, in a step-by-step manner. The book's unique feature is that it does not just focus on theoretical explanations but also achieves an understanding and mastery of real estate appraisal techniques through case analyses. The book is divided into 8 chapters, including: Overview, Theoretical Basis of Real Estate Appraisal, Real Estate Appraisal Methods and Procedures, Land Value Assessment, Real Estate Appraisal and Case Studies, Real Estate Appraisal of Properties with Encumbrances, The Application of Mathematical Statistics in Real Estate Appraisal, and Real Estate Appraisal Information Systems. Chapters 1, 2, and 3 primarily explain the fundamental theories and methods of appraisal, while Chapters 4, 5, and 6 provide case studies on various types of real estate appraisal practices and techniques, including land, income-generating real estate, non-income-generating real estate, and special real estate. Chapters 7 and 8 focus on the application of mathematical statistics and IT technology in real estate appraisal, deepening the understanding of real estate appraisal theory and practice. This book attempts to explain appraisal theory from a fresh perspective and applies various case studies to illustrate the theory, all of which are derived from real-world appraisal practices and are familiar to readers through word-of-mouth, observation, or even personal experience. It is hoped that readers can grasp the knowledge of appraisal theory while enjoying the case studies.
