The "Interpretation of Commodity Housing Purchase and Sale Contract Disputes" provides more clear and specific regulations on how to apply the law in aspects such as the validity of pre-sale commodity housing contracts, commodity housing sales advertisements, reduced housing area, the delivery and use of commodity housing and the assumption of risks, the quality of commodity housing, commodity housing exclusive sales, and commodity housing secured loans (mortgages). Among them, it explicitly stipulates that punitive damages may be applied in cases where developers severely violate the principle of good faith and harm the interests of buyers through malicious breach of contract or fraud. The formulation and implementation of the "Interpretation of Commodity Housing Purchase and Sale Contract Disputes" are conducive to promptly resolving and handling commodity housing purchase and sale disputes, protecting the legitimate interests of buyers, and stabilizing social order.
